A drive between San Francisco and Los Angeles highlights the sheer volume of trucking that occurs in California. The state is one Of the largest producers of meat and vegetables in the U.S., generating a total value of $56 billion in 2022. The state's manufacturing sector also has the largest Output, most firms and employs the most people Of any U.S. state. The state's manufacturing exports alone totaled nearly $150 billion in 2021.
If that wasn't leadership enough, California is still the most populous state in the nation, leading Texas by more than 8.5 million residents. What one sees on California freeways are the thousands Of semi-trucks with their trailers and double trailers making the journey up and down the Central Valley as they carry loads to major markets both within the State and across the country. What most drivers don't See is where these trucks go when they aren't on the road.
Storing Trucks and Trailers
Semi-trucks and trailers need a place to park when they aren't in use. The locations Of these parking properties need to be conveniently near freeways and other modes of transportation like air freight, ships and rails. These properties, a segment Of industrial outdoor storage or IOS, serve the needs of many businesses to park commercial trucks, large vehicle fleets and store large industrial equipment. Though critical for commerce, IOS space is in limited supply as communities have shied away from allowing more of it. Owners, meanwhile, often sell existing assets for Other uses of development, further reducing the inventory. For the uninitiated, IOS is a niche opportunity in real estate that has shown consistent, strong performance in recent years. However, the business model is outdated and is in dire need of an upgrade.
